2021 has certainly given us all some unique challenges. A global pandemic, lockdowns and endless changes to working practices! I hope you and your families are well and managed to navigate the difficulties that have arisen.
Here at Fentons we decided to use the enforced downtime to review our service to our clients and we are thankful to have had a successful business year.
We have increased our portfolio and introduced a new property inspection service for Estate Factors. We are confident our Inventories offer a ‘Gold-plated’ service and are amongst the best in the market today. Protecting our Tenants and Landlords alike. When tested, we have been successful on four out of four occasions.
Our new team member Susan has taken on a greater role within the business. Now providing clients with two points of contact and enabling me to focus on new and emerging business.

Going into 2022 we are introducing new software to improve our accounts department partnering with Payprop. This will streamline our system and speed up our payments to landlords. Please expect a communication from Payprop and Fentons to confirm the details, you will not be required to do anything. You can, however choose to activate the owner app and it will give you full visibility of your portfolio accounts. Enabling you to access statements, payments and more from your phone.
The Scottish Government has announced updated proposals for introducing a minimum EPC standard in the private rented sector. Previous proposals to require a standard of D from 2022 will now not be taken forward in recognition of the significant impact on the sector caused by the Covid-19 pandemic.
Instead, the government intends to introduce a requirement for PRS properties to have an EPC rating of C at change of tenancy from 2025. All PRS properties will then be required to reach a minimum standard of C by 2028. Exemptions will be available for properties where it is not technically feasible or cost effective to reach that standard.
In response to this news we will be comprehensively planning property assessments for our managed clients and checking details of grants and exemptions available.
Christmas Opening Hours
The Fentons office will close for the festive period on Friday 24th December 2021 and will reopen at 9am on Monday 3rd January 2021. For any Emergency we will of course be available during the festive holiday.
