A Personal Service
Being a small firm has its perks, meaning we offer a personal service, paying great attention to detail. However, you can still be assured that we will always maintain a high standard of competence and professionalism right the way through. Our staff have been trained to a high standard and attained the letting and property management qualifications required to practice. For you this means we can be counted on to keep you compliant in all the aspects of letting.
Our fees are competitive (WITH NO VAT!) and may be open to negotiation depending on the level of service you’re looking for. We are particularly committed to investment landlords and believe savings can be made on the smallest of portfolios.
In this time of great legislational change we have helped many clients upgrade their properties to meet the new required standards. Each property is assessed on a case by case basis and some have been sucessful in accessing one of the many government funded grant schemes now available, offsetting the cost of employing our services!
Carefully Selected Tenants
We want to find the right people for your property. Drawn from a continually updated register, all prospective tenants are thoroughly referenced and credit checked, to ensure we make the right match. In some cases, we will also require a guarantor.
Our Letting Only Service is here to get you started. With this service, we’ll market your property, carry out viewings and check out prospective tenants. Once we find a match you’re happy with, we’ll go ahead and prepare the tenancy agreement, plus an inventory if required.
Following this, the first month’s rent and usually a tenancy deposit is collected and credited to the landlord, less our agreed fee. When everything’s good and ready, managing the tenancy, including maintenance and rent collection, will be in your hands.
If you want to leave it all to us, then our Full Management Service is the one for you. We’ll start out by marketing your property, carrying out viewings and then finding and checking in the right tenant. Once that’s all done, you can count on us to keep an eye on things.
During the tenancy, we’ll carry out periodic inspection visits and highlight any maintenance issues there might be. We’ll then recommend and arrange any necessary repairs (within the confines of our Management Agreement).
Collecting and processing rental payments is a vital part of our Full Management Service. Rental balances will be credited automatically to the landlord’s nominated bank account.
When the tenancy is coming to and end, we’ll liaise with the tenant, either to renew the agreement, or arrange to check them out and re-advertise your property. This service is best for landlords living out of the area, or for those who would just rather let someone else handle it all.
